Focus Estate Fund continues to execute its value-add investment strategy by strengthening the competitiveness of its retail portfolio through active asset management, redevelopment and strategic leasing. The latest milestone is the successful opening of a new ~1000 sqm JYSK store at Turawa Park, further reinforcing the property’s position as the leading convenience retail destination in the Opole region.
The new opening follows the completion of a comprehensive redevelopment programme at Turawa Park. In 2024, Focus Estate Fund invested more than EUR 6.3 million in the property, transforming a former DIY unit into a modern retail park while modernising key elements of the infrastructure, including LED lighting, CCTV systems and photovoltaic installations. These improvements were designed to enhance the customer experience, improve operational efficiency and create long-term value for both tenants and investors.
Today, Turawa Park comprises more than 34,850 sqm of GLA, around 60 retail and service units and approximately 1,400 parking spaces. Conveniently located next to Opole’s ring road, it serves customers from both the city and the wider region. The retail park is home to leading international and domestic brands including Carrefour, Reserved, Sinsay, Media Expert, Sephora, Rossmann, dm, CCC, Deichmann, Smyk, Action, TEDi, Pepco, KiK and Xtreme Fitness. The opening of the JYSK store further strengthens the property’s home furnishing category and broadens its overall retail offer.

Since acquiring the asset, we have increased occupancy from 69% to 97%, while annual footfall has grown by 41%, adding more than 1.1 million customer visits. We have also reduced the Occupancy Cost Ratio by 49% and extended the property’s average lease term from 3.8 years to 7.3 years, creating a stronger and more sustainable operating environment for our tenants. These results demonstrate that active asset management creates measurable value for customers and retailers, and we are delighted to welcome another leading international brand to our portfolio,“ said Maxim Shkolnik, Managing Partner of Focus Estate Fund.
JYSK is one of Europe’s leading home furnishing retailers, operating more than 3,500 stores across 49 countries. The new Turawa Park location has been developed in line with the company’s latest store concept, offering customers its full Scandinavian-inspired assortment in a modern shopping environment.
