FOCUS ESTATE FUND SECURES ADDITIONAL €5 MILLION FINANCING FROM BNP PARIBAS BANK POLSKA FOR TURAWA PARK ASSET

Focus Estate Fund, a private equity real estate investment fund specializing in value-add retail properties across Central and Eastern Europe, has signed an annex to its existing credit agreement with BNP Paribas Bank Polska, securing an additional €5 million top-up financing facility related to its Turawa Park retail asset in Opole, Poland

The agreement marks another important milestone in the long-term cooperation between Focus Estate Fund and BNP Paribas, reinforcing the bank’s confidence in the Fund’s strategy, portfolio quality and operational performance in the Polish retail market.
The additional financing will strengthen the Fund’s liquidity position and support its continued growth strategy, including potential acquisitions of new assets in Poland and further expansion of its retail platform.

Turawa Park is a retail park complex located in Opole, comprising approximately 35,000 sqm of GLA with more than 60 tenants and approximately 1,300 parking spaces. Since acquiring the asset in 2021, Focus Estate Fund has implemented a comprehensive repositioning and modernization program, including redevelopment of the former DIY space into a modern retail park format, ESG-focused upgrades, façade and interior modernization, and optimization of the tenant mix.

As a result of the active asset management strategy, the property has achieved approximately 98% occupancy and significantly strengthened its market position within the Opole region.

The transaction further confirms the resilience of convenience-oriented retail assets and underlines the growing appetite of leading financial institutions to support well-performing retail real estate platforms in Central and Eastern Europe.
