Retail Park Most is a single-storey retail scheme located in Most, Czech Republic. It comprises 11 individual retail units with separate entrances and benefits from a convenient on-site parking area with 175 spaces.
When Focus Estate Fund acquired the asset in 2017, it was significantly underperforming — with an occupancy rate of just 68% and a WAULT of only 1.6 years, reflecting short-term leases and low tenant stability.
As part of our value-add strategy focused on turning around retail assets, we reconfigured vacant units, improved rental terms, supported tenant fit-outs, optimized OPEX, and secured a new anchor tenant – Mountfield.
By the time of our exit in 2021, Retail Park Most had been fully revitalized — reaching 100% occupancy and a significantly improved WAULT of 4.5 years, delivering long-term income stability and enhanced asset value.
